How long does a full flat or house refurbishment typically take?
The timeline is entirely dependent on the project’s scope. A high-end flat refurbishment in London may take 3-4 months, while a larger full house renovation with structural work can take 8-12 months. We provide a detailed, fixed schedule as part of our process.
Do I need Planning Permission for an internal refurbishment?
For purely internal work that doesn’t alter the exterior of the property, Planning Permission is usually not required. However, Building Regulations approval is almost always needed for tasks like electrical rewiring, new plumbing systems, or removing internal walls. Crucially, if your property is a Listed Building, you will need Listed Building Consent for almost any change, internal or external.
Can you work with my own interior designer?
Yes, absolutely. We have extensive experience collaborating with our clients’ chosen interior designers or architects. In this partnership, our role as the main contractor is to provide the technical design, project management, and construction expertise to bring their creative vision to life flawlessly, on time and on budget.
How are budgets for finishes managed?
We provide complete clarity. In our fixed-price contract, we allocate a 'Prime Cost Sum’ (PC Sum) for specific items like sanitaryware, tiles, or kitchen cabinetry. This is a budget allowance based on your desired quality level. You can then choose items within that budget, or decide to spend more or less, with the final account adjusted transparently. This gives you full control over the cost of the finishes.
Can I live on-site during the build?
For smaller, partial refurbishments (e.g., just bathrooms), it can be possible to work around your living situation. However, for a comprehensive, full-house refurbishment involving rewiring, re-plumbing, and significant dust, it is generally not practical, safe, or pleasant to live on-site. We can phase works where possible, but most clients choose to move into temporary accommodation for the main construction period.

With great care and expertise. We have a deep respect for London’s heritage properties. Upon completion, we provide our own workmanship guarantee, which is clearly defined in our building contract. This gives you peace of mind both during and long after the project is finished.
What happens if unforeseen issues arise during the build?
Transparency is key. While our detailed BIM design process minimises the risk of surprises, should something unexpected be discovered on-site (e.g., hidden pipework or foundation issues), we communicate with you immediately. Using our online platform (Autodesk Construction Cloud), we present the issue, our proposed solutions, and any potential cost or time implications. No additional work is ever undertaken without your full knowledge and formal approval.
