Project Overview
This full refurbishment in central London focused on upgrading a classic townhouse with modern features, improved space efficiency, and premium finishes. The client wanted greater openness, more natural light, and full smart-home integration – all while preserving architectural charm. Our BIM-first approach allowed for precise planning, visualisation, and execution, while our integrated team managed every detail with care and clarity.
Scan to BIM
We began with a full 3D laser scan of the existing property, capturing every detail and converting it into a BIM-ready model for precise design and planning.
BIM Modelling
A fully detailed 3D model was developed to coordinate architectural, structural, MEP, and interior elements within one central digital space.
5D Cost Estimation
Using the live model, we provided accurate quantity take-offs and real-time cost tracking – helping the client make informed decisions with no budget surprises.
4D Scheduling
The project was planned in time-linked sequences, simulating the build process to optimise phasing, logistics, and contractor coordination.
Clash Detection
All design elements were tested digitally before construction began, allowing us to resolve any technical conflicts early and prevent delays.
BIM Coordination
Our team coordinated all disciplines directly within the model, ensuring seamless integration between architecture, engineering, and on-site work.
Interior & Structural Design
We reconfigured the internal layout for better flow and functionality while reinforcing key structural areas to support open-plan living.
Electrical & Plumbing
All systems were precisely mapped and clash-checked within the model, ensuring a smooth and efficient installation on-site.
Digital Project Delivery
Throughout the build, the client had full access to live updates, progress reports, and design documentation via our digital dashboard.
6D Digital Handover
At completion, we provided a full digital record of the project – including the as-built BIM model, maintenance manuals, and asset data for future use.
